In mid-June, diners with confirmed reservations at Corso Italia & Market found the dining room dark. Patch reported that OpenTable sent them a short note: "Apologies from OpenTable — it seems the restaurant has closed their doors unexpectedly so we are canceling reservations and future availability until further notice." The Italian restaurant and market had opened in 2024 at 7704 E. Doubletree Ranch Road, on the Gainey Ranch side of the intersection.
The year's two openings at the same corner went the other way. The places that arrived in 2026 are ones you can walk into on a weeknight without a plan. The place that left was the one that took reservations. Meanwhile the dressed-up evenings, with a costume, a ticket or a countdown, are now happening across Doubletree Ranch Road on the Grand Hyatt Scottsdale's calendar.
Three changes, one intersection
Here is the year at Scottsdale and Doubletree Ranch roads in order.
| When | What happened | Where |
|---|---|---|
| Feb. 17, 2026 | Mendocino Farms opens its first Arizona location | 8777 N. Scottsdale Road |
| Late May 2026 | Frank & Lupe's reopens after leaving Old Town | 8787 N. Scottsdale Road, Suite 214 |
| Mid-June 2026 | Corso Italia & Market goes dark | 7704 E. Doubletree Ranch Road |
Two of these businesses came here from somewhere else, and both chose this corner over other parts of the Valley.
A California sandwich chain picked Gainey Ranch first
Mendocino Farms had plenty of Arizona sites to choose from for its first location. It opened on a Tuesday in February near Scottsdale and Doubletree Ranch roads, and AZFamily placed it "in the Gainey Ranch area of Scottsdale." In that same report, marketing manager Keenan Thanprathit described the menu as "chef-crafted, farm-fresh sandwiches, salads and catering." He pointed to the Farm Club, an upgraded turkey club, the Not-So-Fried Chicken Sandwich, and the Avocado and Quinoa Superfood Ensalada, which he called the top-selling salad.
Mendocino Farms' Scottsdale page lists 10:30 a.m. to 9 p.m. every day of the week. A kitchen that opens before lunch and stays open past dinner seven days a week is built for repeat visits. Add the catering, and it also covers the office order and the weekend gathering you'd rather not cook for.
An Old Town institution moved north
About three months later, a second arrival came with a much longer history. Frank and Lupe Bernal opened Frank & Lupe's El Sombrero in Socorro, New Mexico, in 1980. In 1995 the family brought the restaurant to a stucco building at Marshall Way and Indian School Road in Old Town Scottsdale. Phoenix New Times reported that the Old Town location quietly closed last year after 30 years, and that the restaurant's new home is on the southeast corner of Scottsdale and Doubletree Ranch roads.
"Frank & Lupe's has always been about heart, hospitality and honest food."
Owner Piero Aviles said that in a press release quoted by New Times. The menu backs it up. The restaurant's menu lists Lupe's enchilada plate, pork carne adobada, chile rellenos, fajitas and sopaipillas. New Times describes the enchiladas, fajitas and green chile as family-recipe staples carried over from the original kitchen.
Moving here changed how far some people have to drive for those enchiladas. For thirty years, red and green New Mexican plates from this kitchen meant a trip south to Old Town and a hunt for parking near Indian School. For Gainey Ranch, that same plate is now at the edge of the neighborhood.
Before you go, check the hours, because they vary by source. Frank & Lupe's own site lists 11 a.m. to 9 p.m. Monday through Saturday and 11 a.m. to 4 p.m. Sunday. Its Toast ordering page shows 8 p.m. and 3 p.m. closings. For a late dinner or a Sunday afternoon visit, call ahead. Happy hour terms aren't posted yet. The specials page says specials are being updated.
The empty room in the middle
That brings us back to Corso Italia. The two newcomers are easy to walk into. Corso ran on reservations, and the reservation system is how diners found out it had closed. Patch noted that it was unclear whether the closure was temporary or permanent. A few weeks later, Phoenix New Times included it in its June closings roundup as having quietly shut down. No new tenant has been announced for 7704 E. Doubletree Ranch Road.
With Corso dark, the corner has a casual lunch counter and a sit-down Mexican dinner, both open six or seven days a week. It no longer has a white-tablecloth Italian room. Whatever goes into that space next will decide whether the corner gets an occasion restaurant back.
Where the big nights went
For this fall, the answer is across the street. The Grand Hyatt Scottsdale Resort sits at 7500 E. Doubletree Ranch Road, just down the road from both new restaurants. Its events page lists Harvest programming from Sept. 19 through Nov. 26, 2026, with family activities, movie nights, Oktoberfest, fireside evenings and a Halloween masquerade. If you want the full story on how the resort has changed, our earlier piece on the Grand Hyatt reset walks through the dining and amenities.
These are the dates currently listed on the resort's experiences calendar between now and the end of the year:
- Saturday, Oct. 31. The Masquerade Halloween Party, with tickets from $49.
- Friday, Nov. 6. Free, kid-friendly karaoke at Tiki Taka.
- Thursday, Nov. 26. The last day of Harvest programming.
- Thursday, Dec. 31. "The Grand Finale - A New Year's Eve Party," with tickets from $25.
These are live listings, so prices and times can change. Check the resort's page before you buy tickets.
Look at the two sides together and the evening is easy to plan. The masquerade is this Saturday, Oct. 31. Before it, Frank & Lupe's is a short drive away for an early plate of enchiladas, as long as you go by whichever closing time it confirms. On Nov. 6, the free karaoke at Tiki Taka makes for a low-cost family night. Mendocino Farms, open until 9 p.m., covers anyone who wants a sandwich first. Dinner and the event are on facing sides of the same intersection.
The corner, read as a whole
Two arrivals, one closing and a resort calendar add up to a corner you can use most days. Mendocino Farms brings a California chain's first Arizona kitchen. Frank & Lupe's brings 46 years of family recipes counted from Socorro, and 30 of them were spent in Old Town. The room built around reservations is empty for now. Within a few blocks, you can get lunch, a dinner with a long history behind it, and a costume party, all without driving to Old Town.
For more nearby tables, the Karen's Collection restaurant guide and the Gainey Ranch neighborhood page cover the rest of the area.
At Karen's Collection, we keep track of changes like these at the corners our clients pass every day, from a new tenant at Scottsdale and Doubletree to the next dates on the Grand Hyatt's calendar. If you live in Gainey Ranch and want to know how your corner of Scottsdale is changing, or what it means for your home, Request a Concierge Consultation and we'll talk it through.
